Welcome to Residences at Gramercy, where sophisticated design meets everyday convenience in the heart of Houston’s Medical Center. Our upscale one, two, and three-bedroom apartments offer an unparalleled living experience with spacious layouts and... high-end finishes designed to complement your lifestyle.
The maintenance issues in this building are ongoing and never seem to be fully resolved. The elevators are constantly breaking down, and one of the two elevators has been out of service for at least four months, creating major inconvenience for residents. Plumbing problems have also been a persistent issue, with pipes repeatedly bursting and flooding multiple floors, causing water damage and repeated disruptions throughout the building. In addition, the air conditioning fails almost monthly, making it difficult to live comfortably, especially during warmer weather. We have also dealt with recurring cockroach problems, which only adds to the frustration and concerns about the overall upkeep and management of the property.

From Luxury Living to Lingering Neglect: How AOG Living Has Dismantled This Community
This property has undergone a sharp and undeniable decline since its transition from Greystar management to AOG Living. What was once a well-maintained and enjoyable community has deteriorated into an environment where basic standards of cleanliness, safety, and livability are routinely ignored.
While there are aspects of living here we have appreciated, the ongoing conditions cannot be overlooked. Overflowing trash on weekends, dog waste accumulation throughout the grounds, and visible rodent activity are now commonplace. Hallways are marred by unfinished and recurring repairs that have persisted for months, and the trash chutes are consistently surrounded by unattended messes. These are not isolated incidents but systemic failures in upkeep and management.
Photos available online do not capture the reality that residents face daily. Prospective tenants should not rely solely on what they see during a brief showing. If you are considering this property, I strongly urge you to:
Request a guided walk of both buildings, not just select units.
Inspect the dog waste stations, which are routinely overflowing, not as an anomaly but as a constant.
Walk the hallways, where long-term repair issues remain unresolved.
Examine the trash chutes, which regularly display neglect.
The current conditions are so severe that multiple residents are moving out week after week, and we too will be departing soon. This rapid tenant turnover is not coincidental but reflective of a community that is no longer managed with care or accountability.
We cannot in good faith recommend this property to anyone who has expressed interest in our unit. Until meaningful improvements are made, I advise others to explore alternative nearby options where management demonstrates a genuine commitment to residents’ well-being and property maintenance.
