Sunny, Fully Furnished 1-Bedroom Garage Apartment

Stylish, light-filled, and compact one-bedroom, second floor garage apartment unit centrally located on a single-family residential street in historic Third Ward. The second-floor apartment is perfect for one person (single occupancy only) and has... vaulted ceilings, hardwood floors, and a private balcony overlooking the backyard.

The kitchen is equipped with a stainless-steel refrigerator, electric cooktop and oven, and dishwasher, along with microwave, coffee maker, and essential cookware, dishes, cups, and flatware. Up-down cellular shades in each room allow for customizable privacy, with light-filtering shades in the living room and kitchen and blackout shades in the bedroom. The bedroom has a generously-sized closet with built-in shelving and a ceiling fan. Two wall-mounted air conditioning/heating units keep the apartment cool on hot Houston days and allow different thermal comfort zones for energy efficiency. Electronic lock allows for convenient keyless entry.

There is one off-street, uncovered parking space and ample street-parking available by permit, available for purchase from the City of Houston for $31 per year.

The fully-fenced property also contains a separate two-bedroom unit downstairs, and a detached four-bedroom front house, both of which are for rent on this platform. The apartment is located behind the main house and accessed via the driveway--please see the final photo for the lot plan. The washer and dryer are outside the unit and are shared with the upstairs apartment.

Summer subletting is permitted. Tenant is responsible for electricity (less than $50 per month on average), water (~$20 per month) and internet (~$15 per month on the plan shared with the main house).

Join a growing Rice community nearby, with two other groups of Rice students staying in homes just one block away. The property is centrally located within minutes of Rice, Downtown, Midtown, the Texas Medical Center, Museum District, Texas Southern University, University of Houston, and NRG Stadium. Easy access to SH-288, US-59 and I-45 makes it a convenient departure point to get anywhere in the city.

About the Neighborhood:

The home is located in Third Ward’s Riverside Terrace subdivision. Because of its central location, the neighborhood is experiencing a Renaissance after decades of disinvestment. The area's grand homes, some of the city's best examples of architecture from the late Art Deco and Mid-Century modern eras, are being restored against a backdrop of infrastructure and economic development activity.

The demographics of this historically African American community are shifting to reflect Houston's racial and socioeconomic diversity, with a mix of retired residents who have been here for decades and recently-arrived young professionals of all stripes.

The property is convenient to many popular destinations, including:

- Hermann Park (1 mile)
- Museum District (1 mile)
- Texas Southern University (1 mile)
- Texas Medical Center (2 miles)
- University of Houston (2 miles)
- Rice University (2 miles)
- Downtown Houston (3 miles)
- George R. Brown Convention Center (3 miles)
- NRG Stadium (5 miles)

About the Owner:

I'm a native Houstonian, grew up minutes from the Rice campus, and some of my closest friends are Rice graduates. I lived on the property until I moved away from Houston and it's very near and dear to my heart. I love Third Ward, visit often, and my immediate family lives only a few blocks away.

Please let me know if you have any questions or would like to schedule a tour!
