Gorgeous, Fully Furnished Historic Home with Large Fenced Yard

Fully-furnished, lovingly-restored 1927 home in Riverside Terrace. Perfect for students or a family looking to enjoy the comfort and amenities of a private home.

I have offered my home on Airbnb in recent years and received hundreds of rave, 5-star...
reviews, including many longer term and repeat guests. You can enjoy the furnishings and décor as is (just bring your toothbrush!), or ask me to remove some of the existing items to make more space for your own personal touch.

The downstairs has ample living spaces, including a large living room with built-in bookshelves, and three pairs of French doors opening onto the fenced front yard. Also downstairs is an informal den with large flat-screen TV, chef's kitchen with dining nook, powder bathroom, screened sunporch with exterior door, and powder room. Smart features include convenient keyless entry to front and back doors and Nest thermostats.

The spacious chef’s kitchen features luxury stainless steel appliances including a 6-burner Thermador gas range, Miele convection oven, Jenn-Air French door refrigerator with filtered water dispenser and ice maker, large single-basin sink with heavy duty garbage disposal, and an additional bar sink.

Upstairs are all four bedrooms, both full bathrooms, and stacking LG high efficiency washer and dryer. The primary bedroom has a queen bed, large built-in closet. The three additional bedrooms each have a four-foot-wide closet, ceiling fan and contain one queen, one double extra-long, and two twin extra-long beds (which can be changed out for one larger bed), respectively.

The large, grassy, fully-fenced yard has plenty of space to spread out and a bricked patio with pergola and eight-person dining table. Fragrant, climbing roses are growing to cover the pergola.

The nearly quarter-acre property also contains a detached garage apartment with separate one-bedroom upstairs unit and two-bedroom downstairs unit, which will also be for rent on this platform.

There are two uncovered off-street parking spaces and ample street parking available by permit available from City of Houston for $31 per year.

Summer subletting is permitted during 12-month lease. Tenants are responsible for electricity, gas, and water (~$100 per month). Internet is included.

Join a growing community of Rice students on the property and nearby, including two groups staying in homes just one block away. The house is centrally located within minutes of Rice University, Downtown, Midtown, the Texas Medical Center, Museum District, Texas Southern University, University of Houston, and NRG Stadium. Easy access to SH-288, US-59 and I-45 makes it a convenient departure point to get anywhere in the city.

About the Neighborhood:

The home is located in Third Ward’s Riverside Terrace subdivision. Because of its central location, the neighborhood is experiencing a Renaissance after decades of disinvestment. The area's grand homes, some of the city's best examples of architecture from the late Art Deco and Mid-Century modern eras, are being restored against a backdrop of infrastructure and economic development activity.

The demographics of this historically Black community are shifting to reflect Houston's racial and socioeconomic diversity, with a mix of retired residents who have been here for decades and recently-arrived young professionals of all stripes.

The property is convenient to many popular destinations, including:

- Hermann Park (1 mile)
- Museum District (1 mile)
- Texas Southern University (1 mile)
- Texas Medical Center (2 miles)
- University of Houston (2 miles)
- Rice University (2 miles)
- Downtown Houston (3 miles)
- George R. Brown Convention Center (3 miles)
- NRG Stadium (5 miles)

About the Owner:

I'm a native Houstonian who lived on the property until I moved away from Houston, and it's very near and dear to my heart. I love Third Ward, visit often, and my immediate family lives only a few blocks away.

Please let me know if you have any questions or would like to schedule a tour!
